Kitchen Countertops in Florida: What Actually Holds Up (and What Doesn’t)

Walk into any kitchen showroom in Palm Beach County and you’ll get the same pitch: quartz is low-maintenance, granite is classic, marble is timeless. What you won’t hear is how each material performs in a Florida kitchen, where summer humidity sits at 70 to 90 percent, salt air works at finishes within a mile of the coast, and a kitchen gets used hard year-round.

Why countertop choice is different in Florida

Humidity is the variable most homeowners underestimate. In a sealed kitchen, summer humidity can hold near 60 to 70 percent even with AC running. Porous materials absorb that moisture at micro levels over time. The result is staining, surface etching, and, for organic materials like wood, warping and cracking.

For coastal homes within a mile of the ocean or Intracoastal, salt air breaks down stone sealers faster, oxidizes metal undermount clips, and works at countertop joints. The practical response is non-porous materials — quartz or large-format porcelain — and stainless or epoxy-coated undermount hardware.

Our honest take: quartz is the more practical choice for most South Florida homeowners. The no-sealing requirement isn’t just a convenience. It removes a maintenance step most homeowners skip after the first year. We’ve seen five-year-old granite installations in Palm Beach County where the sealer hasn’t been touched since move-in, and the staining makes the countertop look much older than it is.

Granite is still a legitimate choice for the right client. If you’re inland, you keep up with maintenance, and you prefer natural material with visible variation, granite is excellent. Quartzite is not quartz. This is the most common point of confusion in countertop consultations. Quartzite is a natural metamorphic stone, harder than granite, while quartz is an engineered product made from quartz particles and resin. Quartzite requires sealing like granite. When a client says they want quartzite because they heard it’s low-maintenance, we stop and clarify this before they order.

Porcelain slabs are underrated in Florida. Large-format porcelain (63″x126″ slabs, 6 to 12mm thick) is fully non-porous, UV stable, handles heat from direct sun through windows, and produces fewer joints than smaller-format materials. We use it frequently for open concept kitchen remodel projects where the countertop meets an outdoor kitchen or lanai.

Countertop pricing in Florida varies by material, slab thickness, edge profile, and fabricator location. South Florida (Palm Beach County, Broward, Miami-Dade) runs 10 to 20 percent higher than Central Florida for the same material and scope.

Price variation within each material comes from slab grade, edge profile, and cutout complexity. A mitered waterfall edge adds $500 to $1,500 per panel on top of the base square footage. An undermount sink cutout with tight radius corners costs more than a simple rectangular cutout. Get a quote that itemizes these separately, not a single per-square-foot number that folds everything in.

Old countertop removal adds $150 to $400 to project cost and isn’t always included in a fabricator’s quote. Ask before you sign anything.

Questions Florida homeowners ask before choosing

Can I put a hot pan directly on quartz? Occasionally, probably fine. Regularly, no. Quartz contains resin binders that can discolor under sustained heat over 300°F. Granite and quartzite handle heat better. For any countertop, using a trivet is the right habit. If you regularly rest hot cast iron directly on the surface, granite or quartzite is the more forgiving choice.

How often does granite actually need to be sealed in Florida? Once a year, minimum. High-use kitchen or within salt air range: twice a year is more appropriate. The quick test is dropping water on the granite surface. If it beads up, the sealer is active. If it absorbs within five minutes, seal it now. We tell clients to schedule their sealer application when they schedule their spring AC tune-up. It becomes a habit instead of something forgotten.

Does countertop color matter for resale? In Florida’s current market, yes. Neutral and light countertops, white or light grey quartz and white-veined granite or quartzite, show well in listing photos and appeal to the widest buyer pool. Darker materials look sharp in person but show every fingerprint in bright Florida light. For clients remodeling primarily for resale, we typically suggest light quartz in the $75 to $100/sq ft range. Strong resale signal without the premium price of exotic materials.

What countertop works best for an outdoor Florida kitchen? Porcelain slab or Dekton/sintered stone. Both are UV stable, non-porous, and handle the thermal cycling Florida outdoor kitchens experience: hot sun, cold rain, high heat from the grill. Marble outdoors in Florida is a bad idea. The combination of UV, humidity, and acid rain etches it within a couple of seasons.

Does the edge profile matter structurally? No, it’s aesthetic. It does matter practically in homes with young children: sharp eased edges at island height are a real injury risk. We often suggest a slight bullnose or 3mm eased edge at bar-height overhangs on family-home islands. The fabrication cost difference is minimal.

For the Palm Beach kitchen projects we do, we go to the slab yard with clients whenever a natural stone material is on the table. Granite, quartzite, and marble vary significantly slab to slab. The sample tile at a showroom may look nothing like the actual slab being delivered. Walking the yard takes an hour and eliminates the most common source of countertop disappointment.

Is quartz better than granite for a Florida kitchen? In most Florida kitchens, yes. Quartz’s non-porous surface requires no sealing and handles humidity better. Granite works well for inland homes where the sealer gets maintained annually. Coastal homes within a mile of salt air should lean toward quartz or porcelain.

What countertop material doesn’t stain in Florida? Quartz, porcelain slab, and Dekton/sintered stone are the most stain-resistant options. All three are non-porous. Laminate lasts 10 to 15 years. The material alone doesn’t determine lifespan. Installation quality, supported overhangs, and sealed seams matter just as much.
